The Board of Directors for the THA meets publicly the second Tuesday of each month.  All members of the association are encouraged to attend and participate. The Board of Directors is comprised of dedicated volunteers from the community. Board members are elected by the membership for a term of (3) three years at the annual meeting held in January of each year. In addition to our volunteer Board, the THA has a Corporate Secretary who handles the essential day to day activities of the Association. The Corporate Secretary is the point of contact for billing and assessment inquiries, gate cards, automobile and boat decals, and any other general business questions.

Architectural Control Committee (ACC)

This committee is entrusted with the authority to maintain and preserve the special qualities of the Lake Tallavana community and in turn to protect property values by ensuring that the construction and modifications meet our community standards.

Pavilion Usage

Section 170 of the Policies, Rules & Regulations pertains to the use of the Pavilion. The pavilion is primarily for use by residents for get-togethers with family and friends. This use is free, however there is a nominal refundable cleaning deposit.

To reserve the pavilion for parties and family gatherings, please contact Debbie Robinson at 539-8881 or 
click here to submit a request online! Reservations will not be final until your $25 refundable cleaning deposit is received. The deposit will be returned provided that the pavilion area and restrooms are left clean, and all borrowed equipment is returned in good condition.  As a courtesy, a professional type volleyball set and several sets of horseshoes may be available at no charge for use at your party. They can be picked up upon receipt of your deposit.

NOTE: If you are planning a gathering, you should make sure that you have all necessary restroom supplies. These are not furnished by the Homeowners Association. Also, you are responsible for making sure that the restrooms and pavilion area is clean when your party is over. Trash must all be hauled off since Waste Management does not make pick-ups at the pavilion area.
 


Making a Presentation to the Board

Section 300 of the Policies, Rules & Regulations pertains to making presentations to the Board of Directors. Guidelines have been developed to keep the Board meetings on track and still allow anyone who wants to speak the opportunity to do so. Whether you are a Board member or a property owner, the guidelines will help you organize your thoughts and anticipate questions the Board members may have. They will also ensure that the Board has sufficient information to address our concerns. 

If you are making a presentation to the Board you should understand that the Board cannot address policy issues or projects that require a significant expenditure of funds until the members have had time to properly evaluate the proposal. Items which are not on the agenda will be taken last as time permits. Upon hearing the item, it will be tabled until the next regular meeting unless it is an emergency, which requires immediate Board action, or a minor issue that is easily resolved. Speakers will be limited to ten minutes.

Quarterly Newsletter

The Tallavana Homeowners' Association publishes a quarterly newsletter LakeViews.  Each edition is mailed to all property owners and contains useful information about our community with articles from the Board of Directors and community interest articles.  Please send us your ideas and suggestions to: newsletter@laketallavana.com.

 

Gate Contact List
As we are a private gated community, we maintain the mechanical operation of our gate. Below is the Director assigned the duty of maintenance of the gate. Should you happen to notice a problem with the gate contact:

To make a gate opening request, please submit in writing and deliver to our Corporate Secretary no less than 72 hours prior to the requested time for opening the gate.

Security Personnel
The THA retains the services of two security personnel to monitor our community.

1) Scott Ivey, an Investigator for the Gadsden County Sheriff's Office, routinely performs general law enforcement duties for our Association. In addition, Scott will perform house checks for those neighbors who are going to be out of town. Should you require Scott's services please contact:

2) Mike Fish, an Officer with the Florida Fish and Wildlife Conservation Commission, enforces rules and regulations to protect the fish and wildlife for our Association.

THA Committees
Architectural Control Committee (ACC)
Responsible for administering and enforcing the Architectural Control standards and rules and regulations of the THA.

Beautification
Responsible for maintaining the planting surrounding the main entrance sign and outside the gate.

Budget Review
Responsible for reviewing the annual Homeowner's Association budget and make fiscal recommendations to the Board.  This committee meets during the last quarter of the year for the following budget year.

Lake Planning
Works with the THA to provide strategic planning of the continued lake maintenance.  This committee also monitors the health of the lake and collects water sample data.

Lake Watch
Committee members are trained by the staff from the University of Florida to collect water samples to monitor the quality of the water in our lake.

Newsletter
Responsible for producing the quarterly newsletter the THA publishes. Send an email to: newsletter@laketallavana.com

Nominating Committee
Primary responsibility is to recruit volunteers to potentially serve a term on the Board of Directors.  Nominees are then voted on at the annual meeting by the general membership.  Nominating Committee members are selected by the current Board of Directors and only meet when a vacancy needs to be filled.

Social
Responsible for planning the social functions for the community.

Website
Responsible for publishing and maintaining information on the website for the THA.

Welcome
Members of this committee meet and greet the newest members of our community and provides new residents with valuable community information.
